Frequently asked questions about the Home Search Service:

Do you have access to off-market properties?

We sometimes do, but the majority of rental properties are advertised online and publicly.

We can sometimes access rental properties shortly before they are advertised, if we have already started a search for a client, and the estate agent knows what we are looking for on behalf of our client.

 

What is your added value compared to searching on Rightmove and Zoopla?

What does help a lot is the relationships we have built with the largest estate agents in London.

In a very competitive market, with several tenants interested in the same property, this can give our clients a major advantage to secure the home of their choice.

What happens if we don’t find the right property, or an offer is unsuccessful?

It can happen: despite a carefully considered search, the right property may not present itself in the initial viewings, or offers may be unsuccessful in a competitive market.

Our home search service is structured on a fixed-fee basis and includes a defined number of viewings aligned with your agreed brief.

Should you wish to extend the search, there are two options:

  • Extended Search Package: an optional service allowing us to continue sourcing opportunities and arranging additional viewings beyond the original scope.
  • Independent Search: you may choose to continue viewing properties independently, and we step back in when you’re ready to make an offer.

This gives you flexibility, while keeping the process clear and manageable from the outset.

Will I be working with the same person within the Simply London team?

Absolutely! One of our fantastic team members will become your dedicated Simply London Expert. She will be your only point of contact throughout, and will be working with you from start to moving in.
