No UK Income? Why paying rent upfront is no longer possible in 2026
For years, paying several months’ rent upfront has been a common solution for people moving to London without a UK income or UK credit history.
Relocating from overseas with a new job starting in a few months? Taking a career break? Moving to London with savings or investment income rather than a UK salary? Offering six or even twelve months’ rent in advance could often reassure a landlord and help secure a property.
But changes introduced by the Renters’ Rights Act in May 2026 mean that this familiar workaround is disappearing.
Why does this matter for international renters?

The London rental market has never been particularly easy to navigate when arriving from overseas. Referencing systems are generally designed around applicants who can demonstrate a regular UK income and pass standard affordability checks.
Until now, advance rent payments have provided an alternative for renters who are financially secure but don’t quite fit into the standard UK referencing box.
With landlords no longer able to request large upfront rental payments in the same way, international renters may need to demonstrate their financial position differently.
So, what are the alternatives?

If you don’t have a qualifying income in the UK, there are two potential routes.
1 – Demonstrate a strong financial position overseas. You may be able to provide evidence of savings, investments, overseas income or other assets to show that you are comfortably able to afford the tenancy. Ultimately, it will be at the landlord’s discretion whether they are willing to accept this instead of standard income referencing.
2 – Provide a UK-based guarantor. A guarantor who meets the required financial and referencing criteria can provide additional reassurance to the landlord and may enable you to proceed without relying solely on your own UK income. Depending on your circumstances, this could be an individual guarantor or a commercial rent guarantor service. You can find out more about the different options and how they work in our article, “Rent Guarantors in London in 2026.”
Neither option is quite as simple as saying, “Here’s six months’ rent upfront”, which is why preparation is becoming even more important for anyone moving to London from abroad.
